Do You Need to Sell Your Calgary Home ?

Learn 5 Secrets used by Investors whcih could help sell Your home in less than 7 days

5 Years ago I decided to get into the Calgary Real Estate game, so I bought a fixer upper in Mount Pleasant. It was a 1949, 1 and half storey war-time house with no basement for $180,000.

"Your probably wondering why me telling you a story about buying a fixer upper is going to help you sell your house- well keep reading because there are some secrets I'll share with you to help sell your house" .

If you bought a house or condo in the last 16 months (let's say as far back as July '06) then you are probably looking at taking a loss when selling.

This isn't a fact, but most sellers I know in this situation are taking a hit- when you factor in the real estate commissions and closing costs you are lucky to break even.

So what do you do if need to sell? And, how can I help you?

Selling my first place continued...

I won't bore you with the amount of work that needed to be done, because I only got as far as ripping out baseboards, kitchen cabinets, the main bathroom, fixtures and some of the lights. I was actually pretty good at the demolition part- it was the fixing part I needed help with.

7 weeks into the reno I was starting to get pretty scared.

- I had bought the house with the minimum 5% down

- My loyal friend Ryan cosigned the mortgage

- My budget for repairs was about 250% over and growing everyday

- I had no idea who the end buyer was going to be. At that time I only thought like an investor- so I didn't understand the needs of a family, a young working couple, a single mother with 3 children.

I decided to figure out if I had made a huge mistake.

So I call up the Calgary Herald and write the following ad (or something very close);

Investor Going Under
1,400sq/ft 1 1/2 story Mount Pleasant
$220,000 OBO Must sell this week.

Well, I got allot of attention from that ad. I think in the first hour the paper was out, I received about 8 calls (before 8:30am Thursday morning).

In 4 days I received about 85 calls, and about 97% where investors.

The not so fun part

Having Investors look the place through was a very humiliating experience. They commented on every possible thing they could- as if I didn't already know that the place was in shambles, they thought it was a good idea to remind me how much work my house needed.

Luckily, I had a husband/wife Realtor team drop by.

They didn't have a buyer, but told me they thought they could present my house to their buyers for $255,000 (that way they would get full commissions of around $14,550) and I'd make more money listing with them.

At the same time, I was touring a lady, who happened to be an investor. She was very interested in the house and after hearing the Realtors taking about how much they would present my house to their buyers- she was all but ready to sign the deal then and there.

I didn't put the Realtors up to this, but I did purposefully schedule multiple showings at the same time.

Having people come through the house at the same time instilled a sense of urgency and scarcity. If they wanted the house, they would have to decide quickly.

At the end of the day, the lady did indeed buy the house for $203,000 as is, and completed the reno's herself.

Not to worry though- she sold the house 6 months later for $275,000.

Ok, so what does this have to do with you and selling your house?

1) First question to ask yourself- "Do you need to sell or want to sell"?

2) If you need to sell, how long do you have and how much do you need (if you have very little equity in your house you’re going to need to get maximum value).

3) Will you sell on terms (an example would be an assumable or rent to own)?

4) Are you comfortable selling on your own? Reading this website will give you a good foundation on how to sell your own house.

5) If you call up a "We buy Homes"- you need to understand that these investors are only going to buy your home if they can make money.

Investors close quickly and painlessly but at a discounted price. The convenience of working with an investor is that they will buy your home at a discount and make the sale as easy as possible.

Understaning your Options

I'm assuming if you've read this far, then you are interested in how to sell your house for the most money in the least amount of time and with minimal stress.

I'll show what I do and how I have helped sellers in the past. As your situation will be different, to really understand your situation it is best to call me and discuss. For now, here is what I can do for you.

If you are looking to sell quickly, here is why I am different than about 98% of the other Realtors and Investors in Calgary. I actually have a list of buyers and network of individuals who are able to help you- no matter what your situation is:

• Will actually work 1 on 1 with you

• Knows how to structure creative financing

• Has a list of 22 buyers waiting for homes like yours
• Will advise you against expensive mistakes

• Will MAKE you a fair offer within 1 week

• Will show you all your options (sometimes listing 3-5% under the competition will be enough to sell your house in a week)

If you've talked to Calgary Realtors who told you that selling your house in the time-frame you require is impossible.

If so, it could be due to 1 of 3 reasons:

    1) You're in foreclosure and waited too long to seek help

    2) You owe far more than the current value

    3) The Realtor doesn't know how to sell your house that quickly

The work and expertise involved is one reason most Realtors in Calgary won't make much of an effort to sell a home that needs fast action. They'd rather spend their time on the easy transactions.

I don't specialize in million dollar homes or acreages in Bearspaw- I specialize in helping sellers move their home fast. In fact, I created the A.I.M. Method for just such situations.

What is the A.I.M. Method?

A.I.M. stands for:
    * Analyze the situation

    ** Investigate the possibilities

    *** Match the transaction with the right buyer

Analyzing the situation means talking with you to learn just what you're up against. Why do you need to sell your Calgary home quickly? What is the current financing on your house? What are your goals with regard to selling? How much time do you have?

Investigating the possibilities means doing the math, making the phone calls, and examining the possibilities. It means figuring out alternative ways to help you - creative ways that allow for fast closings.

Matching your house and situation with a potential buyer or Calgary investor means structuring a transaction that works for both sides. I match your goals with the new buyer's goals so that both parties reap the benefits.

Is it more work? Yes. That's the first reason why most Realtors don't bother. But there's a second reason. Often there isn't enough "extra" money in the transaction to pay the Realtor a full commission.

I expect that, so when I help you sell your house my fee is on the listing side and if I match you up with the buyer- I do not double end the deal or take the full commissions.

In some cases, you will pay nothing- the Buyers and Investors I work with pay me directly- so you get the full asking price for your house!

    Why?

For one thing, I enjoy the work. Creative solutions are both fascinating and challenging - and helping someone sell their property to avoid foreclosure or bankruptcy is personally satisfying.

So is solving problems for those who are facing:

• A job transfer to a new city

• Relocation to a retirement home

• Divorce

• Probate settlement

• Reduced income due to a health or financial setback

• Inability or lack of desire to do necessary cleaning / repairs / staging necessary in traditional "list it and wait" situations.

• Frustrating tenant situations / long-distance land lording

But I'm not entirely selfless. I do earn my living - from the Calgary investors & Buyers who have come to rely on me to find them homes to buy. And no, I don't earn as much as some do. I also don't have to "service a listing" for 6 months while I wait for a buyer, so handling the sale of your house costs me less.

I only work with 3 sellers at any one time. Any more than that, and you will not get the type of service you deserve and need to sell your house.

Does that mean you want to "steal" my house?

No, absolutely not. My goal is to structure a transaction that's both fair to you and good for the new home buyer or investor. I intend to work in Calgary real estate for a good long time - I want to maintain a good reputation.

Usually it means structuring creative terms, and selling at the same price you'd command in a "list it and wait" situation. Sometimes it does mean selling for a few dollars less.

But think about that few dollars less for a minute. It could be a long-term gain disguised as a short-term loss.

If you're in foreclosure and you don't sell quickly, you'll end up with nothing but a black mark on your credit. In that case, some profit is much better than no profit.

If you're moving and have to continue with the payments, taxes, insurance, and upkeep on your Calgary home while paying to live in a new city, selling quickly for a few dollars less could actually save you a lot of money.

If you live out of province or have difficult tenants, it could cost you thousands just to do the fix-up, cleaning, and staging to sell through traditional means. Not to mention travel expense to return to Calgary to check on things.

If you need to sell to settle legal issues, the wait will probably wear more on your health and well being than your bank account - unless you're continuing to pay an attorney while you wait. It could also prevent you from moving ahead with your life, and that bears its own cost.

If your income is suddenly less and your payments are dragging you further into the hole each month, you have a strain on both your health and your checkbook. Is it worth it? Will you be able to dig out of the hole if you have to wait 6 more months - or more - to sell?

If your home needs repairs and you simply can't afford the fix-up expense or don't want to do it yourself, you're apt to be in for a long wait.

After all, Calgary real estate inventory has more than doubled, so buyers have a multitude of choices among homes that are not only fixed-up, but staged to perfection.

And face it, most prospective home buyers either don't know how or don't want to fix the house before they move in.

Only you know your unique situation. And only you know how much worry and strain you are willing to endure while you wait to sell through traditional means.
