Dear Investors,

There are aspects of real estate sales that seem pretty simple.

There are some elements of a smooth transaction, however, which are complicated and require expert advice.

I'm not an expert in every aspect of real estate investing- but I have a network of relationships that I can honestly say are the best in Calgary. I've been in the industry (both commercial and residential) for 5 years, I live and breathe real estate.

So if you have a question or need help- I can guarantee someone in my network knows the answer.

I should say that the people I work with are busy and successful- so if you do have a question, you need to be specific, respectful of time, and serious.

My name is Shane Melanson, and unlike traditional Real Estate Investors I specialize in helping;

1) Calgary home sellers who must sell in a hurry.

I may buy your house (if it fits my criteria) or I may pass the deal onto my large list of buyers (53 right now).

The list of buyers was built through years of networking, direct mail, web presence, ppc, word of mouth, and real estate investment clubs .

I also help,

2) Calgary Real Estate investors who are looking for alternative ways to buy investments and avoid competing with 1,500 other so called Calgary investors

i) The passive investor- if you have money and want to invest in real estate but don't have the time or desire, I have joint ventures set up (usually 50/50 deals- we can discuss).

ii) Full time expert investors- there are so many options available that I'll only list a few- bridge financing, joint ventures, creative deal structures, selling your investments, bird dogging, legal help, best broker in the city (in my opinion)

I specialize in finding deals (which means that I help sellers who NEED to sell).

The only way to really help a seller (and maintain a solid reputation) is to do what you say you can do and then follow through.
