Dear Investors,

There are aspects of real estate sales that seem pretty simple.

There are some elements of a smooth transaction, however, which are complicated and require expert advice.

I'm not an expert in every aspect of real estate investing- but I have a network of relationships that I can honestly say are the best in Calgary. I've been in the industry (both commercial and residential) for 8 years; I live and breathe real estate.

I have formed relationships with various local real estate investors with combined experience of over 45 years helping buyers and sellers who are typically turned down by conventional Realtors and Brokers.

In these times you need to think outside the box and be open to different ways of structuring deals.

My name is Shane Melanson and I help;

1) Calgary home buyers looking for a no nonsense approach to getting a residential mortgage.

i) Passive investor- if you have money and want to invest in real estate but don't have the time or desire, I suggest investing in private mortgages (returns range from 10-18% depending on risk).

I have relationships with a few private lenders that I feel do an excellent job of analyzing risk and making sure your investment is secure.

ii) Full time investors- there are many financing options available to investors, depending on the type of property & investor experience. There are free reports available and I and am always posting new information on my blog.

After receiving a form filled out, I will go through and make a list of questions prior to calling you. I like to be clear on what you are looking for and why you are looking for it.

I prefer you to describe in detail what your ideal outcome (result) is and why you want it. My job is then to come up with an action plan and a few options. Once the best option has been identified we will proceed.
