How many Calgary Real Estate Investors Actually Make Money?

Calgary Real Estate: Investing can make You wealthy…Or leave you broke, pissed off and embarrassed.

TV Infomercials would have you believe that all you need is their real estate course- and within a couple of weeks you'll be the next "Calgary millionaire".

And while I agree that the more you learn the better off you are; those claims aren't exactly true. The expensive courses leave out the details that make the crucial difference between success and dismal failure.

The truth is, when you enter the world of real estate investing, you can lose money (or get screwed) a whole lot faster than you can get rich.

That is, unless you have what I consider to be the 5 keys to success.

1) Specific Plan or Strategy. You need to know what your investment goals are, or you'll end up being torn from 1 opportunity to another.

It happened to me when I first started- buying every new course I could get my hands on, thinking I was 1 secret away from becoming an overnight millionaire success story. It wasn't unitl I sat down with a pen and paper and wrote out exactly what I wanted out of real estate investing and why I wanted it.

2) Education/knowledge on real estate investing Goes without saying the more knowledge you have the better suited you will be when making offers, dealing with tenants, Realtors, etc.

3) Time to do the deals-

Or Money to Invest with someone that has time to do the deals

4) Ability to structure the deals- probably takes the most time to master. This is really where the money is made and lost. I would also say that the only way to truly learn this is through practical experience.

5) Finding GOOD deals- difficult to do. Doing this on your own, you'll probably end up spending a great deal of time looking at deals that go nowhere.

The key to finding deals- have someone else do it for you.

There is satisfaction in knowing you've helped someone start on the road to financial freedom. With all the new investment groups and real estate syndications in Calgary I am baffled at how some of these people sleep at night.

Finally, I help my investors make a decent living investing in real estate. By using creative financing methods, my clients are able to quickly purchase and re-sell their Calgary real estate investments even when comparable properties are sitting unsold.

It only makes sense for me to earn my living doing what I love - finding deals, structuring the deals and then either joint venturing with other like minded investors or selling the deals off to investors that specialize in the helping the seller.

    • Repairing, and refurbishing economically

    • cash-flow tenants or rent to own option

    • Having a strategy for holding & selling

    When any one of those ingredients is missing, instead of profits you could find yourself in debt - sometimes huge debt.

    For starters, I'd like to give you my 12-point checklist of common mistakes that beginning investors make - mistakes that can lead to financial ruin.

    It's a good start for newbie investors. If you've got a little experience then you probably don't need the report. There might be 1 or 2 things that are new- so it's your call.

    It doesn't cost anything, and trust me I don't send you 4 emails a day or sell the list to other investors with expensive courses. I'm too busy to set up a whack of auto responders to bombard you with crap emails, hoping that 1 day I get a referral fee from a course you buy.

    #1 – Buying the “Conventional Way”.

    Too many would-be investors still think the only way to make money in real estate is to find a highly motivated seller, make a brutally low offer and hope that the seller is so motivated they accept.

    First of all- as an investor the best way to stay in business and be proud of your business is to stop thinking of investing a win-loss situation.

    When you start to think of yourself as offering a highly valuable service, where you are helping a seller out of a bind, you walk into a situation with confidence that you truly are helping.

    Instead of taking advantage of the situation (like some investors) you offer them options to sell and then present the best solution.

    I'll help you see those solutions.

    #2 – Selling the “Conventional Way”.

    Using a conventional Realtor or FSBO sign to sell and pray you make money fast enough that you don’t end being the motivated seller. Don’t laugh - I’ve seen many the investor who thought the market could go nowhere but up, only to find they over paid and couldn't sell fast enough.

    The result: they had to liquidate at a loss.

    When selling your investment- if the only way you know to make money is to either flip it to an end buyer who can qualify for a mortgage (less than 35% of the population can actually qualify for conventional mortgages) or rent it out and hope you get a good tenant - you are in big trouble!

    When you work with me, I show you how to control properties with little to no money down, sell on Your terms (if necessary) and make money every time.

    #3 – Buying in to the Motivated Seller Myth!-

    The only way you can make money as an Investor is to find highly motivated sellers.

    I don’t know about you, but trying to build a business model around finding sellers that have no other option but to accept your piss poor offer is pretty crappy way to stay in business.

    Think of it this way: What if I wanted to get better acquainted with a girl named Kelly and I said "Hey Kelly, tonight you are going to pick me up in a limo, take me to nice restaurant, pay for dinner and wine and then take me to a movie. At the end of the night you will take me home and call me tomorrow.”

    And then what if I assumed that if Kelly said anything but “I’d Love To!” it meant she just wasn’t motivated to go on a date with me.

    Do you see the problem with thinking that finding highly motivated sellers is the only way to make money in real estate?

    These are just the beginning…

    There's more - things like knowing which repairs are minor and which are expensive, and knowing how to write your purchase offer with safeguards built in - so you don't lose your deposit if something prevents closing.     As you look over the following three types of investment opportunities that are commonly available, think about your own situation. I will introduce you to:

    1. Passive Investing- You the investor lend your money out, through a Mortgage Institution specializing in Second mortgages, mezzanine financing, and bridge loans to active Albertan investors in commercial and residential real estate who need money.

    Working with lenders that are not fee hungry and can evaluate risk properly are critical to this type of lending. Returns are 9-15% annualized.

    2. For buyers with good credit and can qualify for mortgages: These Calgary homes are either priced substantially below market value or have great verifiable rental cash flow.

    Seller terms may also play a part in these transactions.

    3. For buyers with substantial cash resources or guaranteed fast access to borrowed funds.

    Priced substantially below market value, these homes offer incredible possibilities for wealth building - but you must be able to pay all cash within 24 hours.

    These homes are held by Calgary home sellers who must pay off underlying loans immediately, so there is no possibility of seller financing. Due to lack of time, bank financing is not the answer, either.

    Many investors develop relationships with "hard money" lenders for this very purpose. ("Hard money" is private money carrying higher interest rates than bank loans- this is also an area that I specialize in.)
