How do You Access The Real Calgary Foreclosure List without ever leaving home and for FREE?

When was the last time you took a trip to the Court of Queen's Bench to buy the latest Calgary foreclosure list?

Any idea how much that list costs or how big it is?

Maybe you've called the 1-888 or 1-800 #'rs in the Calgary Herald or Sun for "Your Free List of Foreclosures".

Then you find out it is a list of homes already on MLS, were a Realtor is pulling all the homes that have the keywords "Judicial Sale, Bank Sale, Foreclosure, Schedule A" with key words in the descriptions (I know this because I have called and got the same crap lists every time).

If you really want the latest list of foreclosures you need to buy them from the Court of Queens Bench. If you lived in the US- you could down to the county office or surf online and probably pick up the latest list for free or a nominal charge.

Here in Calgary (and Alberta) it's a different story.

Look, I'd be lying if I said it is difficult to buy the Calgary foreclosure lists -it's not.

All you really need is about 1-2 hours in your day, head down to the Court of Queens Bench and ask for the list of properties that have been issued an Order of Nisi or Statement of Claims filed in the last 30-90 days.

Then you sit around while they print the list off and pay the cashier. You get charged by the page and the list can sometimes run you $1,100 or more.

Back in the day, when I first started investing, I would go down and buy the list or have a fellow investor buy the list. We would share the costs and both have our own versions.

That worked pretty well, and then I heard other investors wanted my list.

Well, I had 2 options, I could say no, and they could go down and buy the list themselves or I could sell the list to them and reduce my own expenses to near zero.

I chose the latter. I figure, if someone wants that list, they'll get it whether I help them or not- this way I can cut my expenses down.

I decided that there are probably alot of people in Calgary that would like that list.

Realtors- to generate sales leads Mortgage Brokers- to generate refinancing leads Lawyers- these sellers may need legal advice Bankruptcy attorneys’- some home owners may end up here if they can't afford their home

The point is, someone missing payments on their home needs help. If you can help solve their problems, you're in business.

Nowadays I sell a membership to access the list, and it is updated weekly. I'm not sure of the legalities of selling the actual list (even though it is public record)- so I chose to sell memberships to access this special list.

How do You benift from this list?
